These Terms and Conditions are a binding legal agreement between you and Prime Support Services, Inc. (PSSI) that govern your right to use the websites, applications, and other Services from PSSI’s Ayala Land Leasing and Resale Database (collectively, the “ALLRS Platform”).
The ALLRS Platform offers an online venue that allows users to publish, offer and market their condominium units, either for sale or lease, to members who are searching, referring, booking, or offering to buy or lease such units that will fit their requirements. Additionally, the Platform enables the users to search for, inquire, and book the services of PSSI. For this purpose, PSSI may, but is under no obligation to, refer such service requests to its accredited service providers, consultants or suppliers, which shall be deemed independent contractors that has complete charge of performing the Services booked through the Platform. As the provider of the ALLRS Platform, PSSI does not own nor control any listings provided herein nor does it control the manner in which the Services will be performed. Hence, you are directed to maintain the appropriate contracts and other legal documents pertinent to the Services availed in this Platform.
Please read this Agreement carefully before accessing or using the Service. It is understood that upon submission of the registration form, you agree to be bound by the terms and conditions set forth below. If you do not wish to be bound by these terms and conditions, you may not access or use this Service. PSSI may at any time modify this Agreement, including the relevant fees posted herein, and such modifications shall be effective immediately upon posting of the modified Agreement. You agree to review the Agreement periodically and your continued access or use of the Service shall be deemed your conclusive acceptance of the modified Agreement.
PSSI further reserves the right to disable and/or terminate your account, without prior notice, in case you violate or abuse the use of this Platform or any of its content and services, as well as the right to block access from a particular internet address to this website, at any time, upon legitimate grounds as may be determined by PSSI.
Inactivity of an account for a consecutive period of ninety (90) days shall result in the automatic purging of such account. This is without prejudice to the right to sign up for a new account.
When you access or use the ALLRS Platform, you are providing a declaration that all the information and documents you have given to PSSI are true and correct. Providing false and/or misleading statements shall cause the automatic cancellation of the account and/or denial to use the ALLRS Platform. This shall be without prejudice to the penalties provided under the law.
You understand that, except for information, products, or services clearly identified as being supplied by PSSI, PSSI does not in any way operate, control, or endorse any information, products, or services on the Internet. Except for PSSI`s identified information, products, or services, all other information, products, and services offered through the ALLRS Platform or on the Internet generally are offered by third parties that are not affiliated with PSSI.
You understand that PSSI cannot and does not guarantee or warrant that files available for downloading through the ALLRS Platform will be free of infection or viruses, worms, Trojan horses, or other code that manifest contaminating or destructive properties. You are responsible for implementing sufficient procedures and checkpoints to satisfy your particular requirements for accuracy of data input and output, and for maintaining a means external to the Platform for the reconstruction of any lost data. You therefore assume total responsibility and risk for your use of the ALLRS Platform and the Internet.
PSSI does not make any express or implied warranties, representations, or endorsements whatsoever (including without limitation warranties of title or non-infringement, or the implied warranties of merchantability or fitness for a particular purpose) with regard to the Services, condominium units, any merchandise, or information provided through the ALLRS Platform or on the Internet generally, and as such, PSSI shall not be liable for any cost or damage arising either directly or indirectly from any such transaction. It is your sole responsibility to evaluate the accuracy, completeness, and usefulness of all opinions, advice, services, and other information provided through the ALLRS Platform or on the Internet generally.
PSSI does not warrant that the ALLRS Platform will be uninterrupted or error-free or that defects in the Platform will be corrected. The Services and any software made available on the ALLRS Platform are provided on an "as is, as available" basis.
The provisions of paragraphs 1 (Use of the Service), and 8 (Indemnification) are for the benefit of PSSI and its officers, directors, employees, agents, licensors, suppliers, and any third party information providers to the ALLRS Platform. Each of these individuals or entities shall have the right to assert and enforce those provisions directly against you on its own behalf.
You understand that it is your sole responsibility to evaluate the accuracy, completeness, and usefulness of any opinion, advice, services, or other information provided on the ALLRS Platform. Information provided on this Platform is believed to be reliable when posted. However, PSSI cannot guarantee that information will be accurate, complete, and current at all times. The information on this website and app may be changed or updated from time to time without notice. PSSI may also make improvements and/or changes in the products, services, and/or programs described on this Platform at any time without notice. Hence, every time you access this Platform, make sure that you check this page.
PSSI has used its discretion, best judgment, and all reasonable efforts in collecting and preparing the information, documents (including copy, graphics, pictures, etc.), or other items provided or available herein, but any such information, document, or other item is provided or available without any warranty of any kind, either express or implied, including, but not limited to, the warranties of completeness, accuracy, fitness for a particular purpose, or non-infringement of any intellectual property rights.

Permission is granted to electronically copy and to print hard copy portions of this site for the sole purpose of viewing/paying PSSI bills and fees. Any other use of materials on this platform, including reproduction for purposes other than those noted above, modification, distribution, or republication, without the prior written permission of PSSI is strictly prohibited.
All trademarks, service marks, and trade names (collectively the "Marks") are proprietary to PSSI or other respective owners that have granted PSSI the right and license to use such Marks.
The information, services, products, and materials contained in the ALLRS Platform, including, without limitation, text, graphics, and links, are provided on an "as is" basis with no warranty. To the maximum extent permitted by law, PSSI disclaims all representations and warranties, express or implied, with respect to such information, services, products, and materials, freedom from computer virus, and implied warranties arising from course of dealing or course of performance. In addition, PSSI does not represent of warrant that the information accessible via this website is accurate, complete or current.
It shall be understood that this platform is being implemented for the convenience of the transacting public, thus, you assume all risks associated with the use of this Platform, including but not limited to the transfer of information to PSSI and its affiliates and/or its consultants, suppliers or service providers.
Although PSSI uses reasonable efforts to secure your personal information along with all communications collected through the use of ALLRS Platform, it does not warrant absolute security to your information and communications. Thus, PSSI and its affiliates and employees shall not be held liable for any loss or damage you may suffer arising from the breach of the security of your information or communications stored on, passing to, from, or through the ALLRS Platform.
Neither PSSI, including its affiliates, directors, officers, employees and personnel, nor any other party involved in creating, maintaining or delivering the ALLRS Platform or its contents will be liable for any direct, indirect, incidental, special, exemplary or consequential damages, including lost profits, loss of data or loss of goodwill arising out of or relating to:
These limitations of liability and damages are fundamental elements of the agreement between you and PSSI, and as such, shall at all times apply to all users.
You agree to indemnify, defend, and hold harmless PSSI, its officers, directors, employees, agents, licensors, suppliers, and any third party information providers to the ALLRS Platform from and against all losses, expenses, damages, and costs, including reasonable attorneys` fees, resulting from any violation of this Agreement by you.
Notwithstanding the following, you hold PSSI free and harmless from suit or action arising from improper use of data, unauthorized intrusion into the ALLRS Platform, and unlawful exposure of data.
You must register an account to access and use the ALLRS Platform. Registration is only permitted for legal entities, partnerships, and natural persons who are 18 years old or older. You accept and agree that PSSI and the other users of ALLRS Platform have every right to rely on your authority, or such authority vested upon you, to access and use the Platform and its contents and services. You represent that you are not a person or entity barred from using this Platform and you have the legal capacity to execute and deliver the pertinent contracts or agreements contemplated in, or required for, the performance or delivery of the Services, which shall constitute legal, valid and binding obligations enforceable against you in accordance with the laws of the Republic of the Philippines.
You must provide accurate, current, and complete information during registration and keep your information up-to-date. You are responsible for maintaining the confidentiality and security of your account credentials. You may not transfer your account to someone else and you shall be liable for activities conducted through your account. You must immediately notify PSSI if you suspect that your credentials have been lost, stolen, or your account is otherwise compromised.
As a condition of your use of the ALLRS Platform, you warrant to PSSI that you will not use the Platform or its contents for any purpose that is unlawful or prohibited by these terms, conditions, and notices. The Platform is provided to registered individuals only and for personal use only. You agree to use the ALLRS Platform only to send and receive personal messages. Any unauthorized commercial use of the Platform, or the resale of its contents or services, is expressly prohibited.
You agree to abide by all applicable local, state, national and international laws and regulations and are solely responsible for all acts or omissions that occur under your account or password, including the content of your transmissions through the Service. You understand that while the ALLRS Platform has various internal security measures designed to protect its users, you hereby obligate yourself to use the following precautions when using the Platform, to further minimize the probability of hacking, fraudulence, or any unauthorized transactions:
You certify that that the data and information you have provided are true and correct. You give your full consent to PSSI to collect, record, organize, store, update, use, consolidate, block, erase or otherwise process information, whether personal, sensitive or privileged, pertaining to yourself which will be used for identity verification, billing information, processing of reservations and requests, submission of feedback, and enrollment of family member or tenant. In this connection, you acknowledge that you have read, understood and/or have been duly informed of the terms and conditions pertaining to the data privacy practices of PSSI as reflected in the its Data Privacy Policy at https://www.ayalaproperty.com.ph/privacy-policy/ and you express your full conformity thereto. You also certify that, if applicable, you have secured the consent of those individuals whose personal data you submitted to PSSI in the course of using the ALLRS Platform.
These Terms and Conditions shall be governed and construed in accordance with the laws of the Republic of the Philippines. It shall be understood that access and use of the ALLRS Platform, and all supplementary agreements arising or related thereto, shall be subject to applicable requirements and procedures of the Registry of Deeds, Bureau of Internal Revenue, concerned Local Government Unit or other regulatory authorities and those prescribed by law. All actions arising herein shall be brought exclusively before the courts of Makati City, Metro Manila, Philippines.
